The initial step is to employ an Architect to produce your drawings. PMD collaborates with local architects and can recommend professionals upon request. Once drawings receive approval, they're submitted to the Council's Planning Department. A qualified architect provides preliminary budgeting based on square footage, though final costs depend on finishes selected.
The initial Planning process generally takes around 6–8 weeks. After planning approval, Building Regulations and Structural Engineers' drawings require architect preparation and council approval, taking an additional 6–8 weeks.
Once planning and building regulations/structural engineer drawings have all been approved, then it is time to call PMD!
PMD will use the approved drawings from the Architect to provide you with a full and detailed quote from construction to completion.
The quote will take approximately 4 weeks to prepare. PMD provides transparent, fully itemized quotes after coordinating with subcontractors. We caution against single-page quotes, which may hide costly complications later.
A pre-contract meeting refines details and discusses your requirements. Following agreement, PMD prepares a JCT Home Owners contract and finalizes a start date.
Communication is a BIG part of the process and key to the project's success. Updates occur via email, telephone, and weekly in-person meetings. PMD also maintains WhatsApp groups for instant client communication.
