5 Things to Consider Before Building a New Home in Brentwood

Here are the five things every prospective homeowner should consider before breaking ground.

1. Finding the Right Plot

Location is everything. Whether you're demolishing an existing property and rebuilding, or building on a vacant plot, the land itself will dictate much of what's possible. Key factors include the size and shape of the plot, access for construction vehicles, ground conditions (clay soils in Essex can affect foundation design), proximity to neighbouring properties and any associated planning constraints, and whether the plot is in a Conservation Area or has tree preservation orders.

2. Planning Permission

New builds almost always require full planning permission. The process typically takes 8–12 weeks, and it's important to work with an experienced architect who understands the local planning authority's expectations. 3. Budget and Specification

New builds offer the luxury of choosing everything from scratch — but that freedom can also make budgeting challenging.
