Period properties have a charm that's impossible to replicate in new builds. Original fireplaces, high ceilings, ornate cornicing, timber sash windows, and solid brick construction give these homes a character that buyers and homeowners cherish. But living in a period property also comes with challenges — draughty rooms, outdated electrics, inefficient heating, and layouts that don't suit modern family life.

At PMD, we've refurbished Georgian, Victorian, and Edwardian properties across Essex. The key is knowing what to preserve, what to update, and how to blend the two seamlessly.

Respecting the Original Character

The best period renovations enhance rather than erase the original features. Before starting any work, we carefully assess what's worth keeping. Original fireplaces can be restored and made functional. Ceiling roses, cornicing, and decorative plasterwork can be repaired or replicated. Timber floors can be sanded and finished rather than replaced. Sash windows can be refurbished with draught-proofing rather than replaced with modern units — or if replacement is necessary, bespoke timber sashes can be made to match the originals.

Modernising Without Compromise

Behind the period features, a full modernisation is usually needed. This typically includes a complete electrical rewire to current standards, a new central heating system (often with underfloor heating on the ground floor), updated plumbing throughout, improved insulation — particularly in the loft and, where possible, the walls, and new bathrooms and kitchens designed to complement the period style.

Extending a Period Property

Many period properties benefit from a sympathetic extension — typically a single-storey rear addition with a contemporary design that contrasts with the original building. This approach, using glass, zinc, or clean render alongside the original brickwork, is now widely accepted by planning authorities and can look stunning.

PMD's Fryerning project is a perfect example — a Georgian rectory that received a contemporary rear extension with glass link, creating a beautiful contrast between old and new.

Navigating Planning in Conservation Areas

Many period properties in Brentwood and South Essex sit within Conservation Areas, where planning restrictions are tighter. External changes to the front elevation, windows, roofing materials, and boundary treatments may all need Conservation Area consent. PMD has extensive experience working within these constraints and can advise on what's achievable.
